Q. How much will it cost you?

A. It is completely free to the agents, seller, and buyer - so there is no money owed out of pocket from anyone, at any point.  We are paid by the short sale lender at closing, out of the proceeds of the deal, and the agent will keep 100% of their commission and the seller will keep any incentive that they qualify for as well.  There is no money owed if the file does not close.

 

Q. How long with it take us?

A. Short Sales vary between different servicers and investors but typically, it takes 30-60 days from when we submit a completed short sale package - until the lender gives us their decision.  Some lenders require that we wait until we have an offer before starting, and others will allow us to get a preapproval - so we handle everything for you on a case by case basis. 

 

Q. Can we still work with your realtor, title co, attorney, or buyer?

A. Yes, we can work with anyone out there as long as they are willing to work with us.  We're pretty friendly.

 

Q. What if the foreclosure sale is in less than 30 days?

A. Its important that you submit the full short sale package to us as quickly as possible because some servicers will require some time for their review.  We're here to answer any questions that you have and will help guide you through the process as crisply as possible. (Sorry, we had to.)
